Mount Sinai Medical Centeri has requested a variance to permit the construction of an 11-story, 269,000 square foot Center for Science and Medicine at 3 East 101st Street. Since the proposal is contrary to height, setbacks, and sky exposure plane for community facility use (§24-522), community facility lot coverage (§24-11), and community facility tower coverage (§24-54) for an R9 zoning district, the applicant has been asked to provide: (1) a response to the findings and hardship concerns, under Section 72-21 of the Zoning Resolution, raised by Council Member Melissa Mark-Viverito, Community Board 11, CIVITAS, East Harlem Preservation and others; and (2) submit to the BSA the following alternate schemes: (1) as-of-right science center and residential building, (2) as-of-right science center without the residential building. |
